The purpose of Zoning is to guide and regulate the planning, subdividing, and development of land within the township in order to promote and protect the health, safety, morals, and general welfare of the present and future property owners.
Zoning is among the powers given to the township by the state legislature. The Zoning Resolution, together with the Comprehensive Plan, establishes a framework for land use activity within the township. There are several components to zoning and planning within Etna Township.
The Zoning Office serves as the enforcement authority over the Zoning Resolution. This includes investigating complaints, enforcing compliance, and issuing zoning permits. The Zoning Office also inspects nuisance and junk motor vehicle complaints as well as provides support and guidance to the Board of Zoning Appeals, Zoning Commission, and Board of Trustees in zoning, planning, and land use issues.

The Zoning Commission consists of five regular members and two alternate members who are citizens of Etna Township, appointed by the Board of Trustees to make recommendations regarding future development. The Zoning Commission makes recommendations to the Board of Trustees on Zoning Map and Text Amendments as well as any changes or updates to the Comprehensive Plan. In Etna Township the Zoning Commission also serves as the Architectural Review Board and is active in reviewing and updating the township Zoning Resolution.
The Board of Zoning Appeals (BZA) consists of five regular members and one alternate member who are citizens of Etna Township, appointed by the Board of Trustees to make quasi-judicial decisions regarding the use of land in the Township. The BZA hears and decides cases on Area Variances, Use Variances, Conditional Uses, and Appeals.
The Etna Township Board of Trustees makes the final decision regarding any amendments to the township Zoning Resolution, Zoning Map, and Comprehensive Plan. The Board is also responsible for appointing members to the Board of Zoning Appeals and Zoning Commission.
